How to Lubricate a Garage Door Properly (and What Not to Use)

Lubrication is fifteen minutes twice a year and it prevents a large share of what we get called about. It is also easy to do badly.

Use the right product

Penetrating oil is for freeing seized bolts, not lubricating a door. Used on rollers it makes things quieter for a week and worse after that.

Never the track. Rollers are meant to roll along it, not slide, and a lubricated track collects grit and makes the door track badly. Wipe the track clean with a dry cloth instead.

Why twice a year here, and not once

Florida is harder on a garage door than most of the country.

So what does that mean day to day? Heat thins the lubricant until it runs off the bearing surfaces. Humidity corrodes bare steel. Salt, if you are near the water, does both considerably faster.

A door lubricated in January is often running dry by June. That is not neglect. That is climate. We say that from experience, not from a brochure.

Let us be honest about this bit. Tighten every hinge and bracket bolt with a socket set. Firm, not over-tight. Vibration works them loose over a year and loose fixings are where rattles and misalignment start.

Then lubricate properly: hinge pivots, roller stems, spring coils, end bearings.

What a proper service actually covers

Every visit runs the same way, whatever the original complaint was. It is quicker than it sounds, and it stops us treating a symptom and calling it a fix.

• A hand balance test with the opener disconnected. Non-negotiable.
• Every hinge, roller stem, spring coil and bearing lubricated with the right product.
• Every bracket, hinge and track bolt checked and tightened.
• Cables inspected at the drums for fraying, and the drums for even seating.
• Both safety reverses tested, and the seals checked all the way round.

If something on that list is worn but not urgent, we say so and give you a rough idea how long it has left. That way you can plan instead of react. We say that from experience, not from a brochure.

One more thing, because it matters. It is a solvent. It strips out whatever lubricant was already there, evaporates, and leaves the part drier than before you started.

It also attracts grit, which turns into a grinding paste on the rollers.

Use a proper lithium or silicone garage door spray. Similar money, opposite result. Nobody enjoys hearing it, but it saves money.

If you take one thing away from all of that: a door that is balanced, lubricated and has working safety reverses will outlast one that is not. By years, not months.
