“It is fifteen years old, should I just replace it?” is probably the question we are asked most. Age on its own tells you very little. A well-made steel door in a garage that stays dry can run thirty years. A cheap builder door on a coastal property can be finished in twelve.
What actually matters is which part has failed, and whether the structure around it is sound.
The parts that are always worth repairing
Almost everything that moves is a wear item, and wear items are designed to be replaced. Springs, cables, rollers, hinges, the Garage Door Opener itself — none of these are a reason to buy a new door. They are the door doing exactly what it was built to do.
Moving parts are consumables. The door is the asset. Replace the consumable and keep the asset.

The three findings that change the answer
When we recommend replacement, it is almost always one of these:
- Rusted-through or split bottom section. The bottom panel takes water, and once it has corroded through, the fixings for the bottom bracket have nothing sound to hold. That bracket is under full spring tension.
- Multiple bent or delaminated sections. One dented panel can often be swapped. Three can cost more in parts and labour than a New Garage Door Installation, and colour-matched sections for a discontinued model are frequently unobtainable.
- The door does not meet the wind-load rating your address needs. Common on older doors in coastal Florida, and not something a Garage Door Repair can fix.

What a new door actually buys you
If you do replace, the gains beyond appearance are worth knowing about. Modern doors are substantially quieter, chiefly because of nylon rollers and better hinge tolerances. Insulated sections make a real difference to a garage that shares a wall with living space. And a current door will be rated and documented for your wind zone, which matters when you sell.
Before you decide, ask for
- A written breakdown of what is being replaced and why.
- The cycle rating of any springs quoted.
- Whether replacement sections are still available for your model.
- The wind-load rating required at your address, and whether the current door meets it.
If a company inspects an ageing door and goes straight to replacement without pricing the Garage Door Repair, get a second opinion. Most doors have more life in them than they are given credit for.
What actually matters when you are choosing
A garage door is often a third of everything you see from the street. It is also the largest opening in the building.
And this is usually where it goes wrong. So it is two purchases at once: a design decision and a structural one.
In Florida the structural half is not optional. The wind-load rating has to match your address, and in Miami-Dade and Broward the requirements are stricter again. Most people find this out the expensive way.
Where the money actually goes
Two quotes for what looks like the same job can differ a lot, and the difference is rarely the labour.
Worth saying plainly. It is usually part quality. A ten-thousand-cycle spring and a thirty-thousand-cycle spring take the same time to fit and last very differently.
It is also construction. A two or three layer door with a polyurethane core is stiffer, quieter and holds its rating better than a thicker single skin.
Ask what is going on the door, not just what it costs. That single question makes quotes comparable. It is a small thing that turns into a big thing.

Opening width, height, headroom and side room — these decide what track is even possible.
It sounds obvious. It is not. The wind-load requirement at your specific address, not a state average.
Whether the garage is attached, and what sits above or beside it, which drives insulation.
Whether your existing opener is rated for the weight of the door you are choosing.
The spring specification for the finished door weight. Nobody enjoys hearing it, but it saves money.
The mistake we see most
Picking the door on looks, then finding the approval does not exist for that address.
So what does that mean day to day? It is a genuinely miserable conversation to have after someone has set their heart on a design.
Have the code conversation and the design conversation at the same time. It costs nothing up front and it stops the whole project stalling. That is not a sales line. It is just how the hardware behaves.
The short version
If you take one thing away from all of that: a door that is balanced, lubricated and has working safety reverses will outlast one that is not. By years, not months.
