Preparing Your Garage Door for Hurricane Season

The garage door is the largest opening in most Florida homes, which makes it the one that matters most in a storm. What to check before June.

Structural engineers describe garage door failure in a hurricane bluntly: once the door goes, the wind is inside the building. Pressure then builds against the roof structure from underneath, and what began as a door problem becomes a roof problem.

Know what your door is rated for

Florida requires garage doors to meet wind-load requirements statewide. Miami-Dade and Broward fall inside the High-Velocity Hurricane Zone, where the requirements are stricter again. Doors fitted before those requirements tightened are common, and many are not rated for the wind speeds their address now assumes.

Look for a label inside the door, usually on a section or the track, stating the design pressure. If there is no label, assume it is unrated until proven otherwise.

If you do one thing before June, find out whether your door is rated. Everything else on the list is maintenance — that one is structural.

Before the season

Pre-season inspection

  • Confirm the door is rated for your address and the label is present.
  • Tighten every track bracket and lag bolt — wind finds loose fixings first.
  • Inspect the bottom seal; a failed seal lets water in even without wind.
  • Test the balance and the auto-reverse.
  • Look for rust at the bottom section, especially on coastal properties.
  • Confirm the Garage Door Opener has a battery backup, or plan how you will open the door without power.

Bracing kits

If your door is structurally sound but under-rated, a retrofit bracing kit is a legitimate option and far cheaper than replacement. It must be a kit designed and approved for your door — timber propped against the inside is not bracing and does not work.

After the storm

Even if the door still opens, look along the top edge of each section for buckling, check the track for kinks and the cables for slack. Wind damage is often invisible until the door is next cycled, and that first cycle is where hidden damage becomes real damage.

Finding out what yours is rated for

This trips people up constantly. It states a design pressure — how much positive and negative pressure the assembly can take. Positive is wind pushing in. Negative is suction pulling out.

Suction is what usually takes a door, which is why anything that only resists inward push is not enough on its own.

No label anywhere? Assume it is unrated until somebody proves otherwise. Most people find this out the expensive way.

Every visit runs the same way, whatever the original complaint was. It is quicker than it sounds, and it stops us treating a symptom and calling it a fix.

  • Confirm the door is rated for your address, and that the label is still there and readable.
  • Tighten every track bracket and lag bolt — wind finds loose fixings first.
  • Check the bottom seal, because a failed seal lets water in with no wind at all.
  • Test the balance and both safety reverses.
  • Look for rust at the bottom section, especially within a few miles of salt water.
  • Confirm the opener has a working battery backup.

If something on that list is worn but not urgent, we say so and give you a rough idea how long it has left. That way you can plan instead of react. That is not a sales line. It is just how the hardware behaves.

Short version? It does not work. Most failures are suction pulling the door outward, and a prop does nothing at all against that.

A retrofit bracing kit engineered and approved for your specific door does work — and it is far cheaper than replacing the door. That is not a sales line. It is just how the hardware behaves.
